Clear opening, not rough opening
The egress window calculator multiplies the unobstructed open width by the unobstructed open height and converts square inches to square feet. A product’s rough opening, sash size or glass area may be larger than the clear opening available when the window is fully operated. Use manufacturer clear-opening data or measure the installed opening correctly.
Minimum dimensions are simultaneous
Meeting the area requirement alone is not enough. The entered opening is checked independently for minimum width, minimum height and maximum sill height. A very wide but shallow window can have sufficient area yet still fail the height threshold. Grade-floor openings can use the separately editable area default.
Window-well checks
Where the opening is below grade, the egress window calculator also checks the well footprint and depth. A deeper well can trigger ladder or step provisions. Covers, grilles and screens must remain operable as required and must not reduce the usable escape path. The visual report identifies each pass or review item separately.
Codes and local approval
The defaults reflect common 2024 IRC-style planning values, but adopted editions, amendments, historic buildings, sleeping-room use and local enforcement can differ. This tool is not a permit approval. Confirm the adopted code, product listing, structural opening, drainage, fall protection and installation details with the authority having jurisdiction and qualified professionals.
Planning example
A 30-inch by 28-inch clear opening provides about 5.83 square feet, but the result still depends on clear width, clear height and sill elevation. A window with the same area in a different shape can fail one minimum dimension. The calculator therefore displays each condition independently and does not convert a single area pass into a universal approval.
Common opening mistakes
Nominal window dimensions, frame dimensions and clear-open dimensions are different. Hardware, sash travel and screens can reduce the usable opening. Do not multiply rough width by rough height. The sill is measured from the finished floor, and a window well must preserve the escape path when a cover is installed. Structural header, moisture, drainage and fall-protection work are outside this geometric check and require separate design review.
