What room size can a 12,000 BTU air conditioner cool?
In reverse-coverage mode, 12,000 BTU/h maps to a base planning band of about 451–550 square feet, or approximately 41.9–51.1 square meters, before ceiling height, sunlight, insulation, climate, occupants, kitchen use and roof exposure are applied. The calculator reduces or expands that range transparently as those conditions change.
How many BTU for 1,500 square feet?
For room cooling, the base room-air-conditioner sizing table used by this calculator assigns 24,000 BTU/h at 1,400–1,500 square feet before sunlight, occupants, kitchen, ceiling and other stated adjustments. A larger open connected area or strong positive adjustments can move the recommendation to the next common equipment size.
Cooling adjustments shown by the calculator
The baseline table assumes an 8-foot ceiling. Very sunny rooms add 10%, heavily shaded rooms subtract 10%, kitchens add 4,000 BTU/h, and each regular occupant above two adds 600 BTU/h. Insulation, climate, roof exposure and manual adjustment are additional transparent planning factors rather than hidden claims of code-compliant sizing.
Heating estimate
Heating mode uses an entered climate rate in BTU per square foot, then adjusts for ceiling height, insulation, leakage and safety allowance. It is intentionally labelled an estimate rather than a substitute for Manual J or another detailed building-load method.

Can an air conditioner be too large?
Yes. Oversized equipment can cycle quickly and may control humidity poorly, while undersized equipment may run continuously without meeting the load.
Should connected open rooms be included?
Yes. Add space that freely exchanges air with the room rather than treating an open plan as a closed single room.
What does one ton of cooling mean?
One refrigeration ton equals 12,000 BTU per hour of cooling capacity.

In forward mode, room conditions produce a recommended heating or cooling capacity. In reverse mode, a known equipment rating—such as 12,000 BTU per hour—produces an estimated room-size range in square feet and square meters.
How many square feet will 12,000 BTU cool?
Under the calculator’s baseline room-air-conditioner table, 12,000 BTU/h corresponds to an approximate 451–550 square-foot range, or about 41.9–51.1 square meters, before condition adjustments. High ceilings, strong sun, poor insulation, open connected space, kitchen heat and extra occupants can reduce the supported floor area. Favorable shade and insulation can improve it.
Why floor area is not the only input
Two rooms with the same square footage can have different loads. Ceiling height changes air volume; windows and sun change heat gain; insulation affects heat transfer; kitchens add internal heat; and open doorways connect additional space. The result panel lists each adjustment so users can see why the recommendation moved.
Cooling and heating estimates
Cooling mode uses a room-air-conditioner planning table with adjustments. Heating mode uses a climate-and-insulation planning rate. Neither mode is a substitute for a professional Manual J or equivalent load calculation for whole-house equipment, complex construction, unusual glazing, duct losses or code compliance.
Avoiding oversizing and undersizing
Undersized equipment may run continuously without maintaining the set point. Oversized cooling equipment may cycle quickly and control humidity poorly. The calculator reports a practical capacity range and nearby standard equipment sizes rather than pretending one unqualified number is exact.
Inputs that deserve careful measurement
- Include connected open-plan area that the unit must actually condition.
- Measure ceiling height rather than assuming eight feet.
- Classify sun exposure during the hottest part of the day.
- Count regular occupants above the baseline allowance.
- Use the kitchen adjustment only when the conditioned area includes cooking heat.
BTU, tons and kilowatts
The results show BTU per hour, cooling tons and equivalent thermal kilowatts. One refrigeration ton is 12,000 BTU/h, but the phrase “one-ton unit” describes cooling capacity, not equipment weight.
Is a 12,000 BTU air conditioner always suitable for the same room size?
No. Climate, sunlight, ceiling height, insulation, windows, occupants and connected rooms can move the appropriate range.
